You’ve already taken the first step by requesting an appraisal. Getting an
appraisal is important as it allows you to get an idea of the market price of your
home and assists you in making an informed decision about the price you will list your home for sale. When preparing the appraisal for you, we will use our extensive market knowledge along with comparable properties to determine a realistic market price.
We understand it’s a significant decision to
make when choosing your selling agent.
By selecting Ray White Wodonga you can
be assured you will receive honest advice
and the highest level of service, all backed
by the Ray White brand. We pride
ourselves on our communication and we
have a strong focus on client satisfaction.
As a vendor, it’s important to remember
you should not necessarily use the agent
who has offered the lowest rate of
commission. Commission structures will
vary from agency to agency, it’s important
to consider the reasons why including
their competence, level of service and
whether it’s likely they can achieve the
appraised price.
Private Treaty | The Private treaty method
is recommended for properties where time
of sale is not an issue and where the client
is most comfortable with a clear price.
Auction | The auction method is
recommended when it’s important to have
a set me frame to work with, where a
client is comfortable using market demand
to help achieve the price and where the
aim is to achieve a premium price.
We will recommend the method we
believe will achieve the highest price,
however ultimately, you the vendor, have
the power to choose the method you feel
most suits you.
The most important marketing time is in
the first few weeks. In the digital age,
buyers become aware of a new listing very
quickly. This is why it’s crucial that your
home is priced correctly at the start of
your campaign.
At this stage, we recommend you request
your legal representative to prepare the
Vendor Statement (Section 32) ready for
viewing by any potential buyers.
Marketing your home will involve
contacting our database, professional
photography, a strong online presence,
signboard, brochures, digital display in our
office reception, DL flyers and Newspaper
advertising. We are with you every step of
the way. We will provide informative
feedback, buyer enquiry, inspection
numbers and most importantly a summary
of genuine buyer interest.
Once we receive an offer we will liaise
between you and the prospective buyers
to negotiate the best possible price and
conditions. Once you accept the offer we
then liaise with your legal representative
to get the required documents prepared
and ready for signing. We continue to
keep the details of any enquiries that
come in during this time in case the sale
does not proceed.
We will liaise with your legal
representative and once unconditional
status is confirmed we will send them a
Sales Account which outlines the deposit
we are holding, the commission and
marketing costs owing and the balance
payable to you following settlement.
Prior to settlement, the purchaser may
request to do a pre‐settlement inspection.
In this case, we will contact you to arrange
a suitable time.
